Asbestos Testing & HAZMAT Surveys Vernon | Kelowna | North Okanagan

Ensuring your renovation or demolition project is safe, legal, and WorkSafeBC compliant.

In BC, Testing is the Law—Not an Option.

If your home or commercial building was constructed before 1990, British Columbia law requires a Hazardous Material Survey (HMS) before any renovation or demolition begins.

  • WorkSafeBC Compliance: Property owners are legally responsible for identifying asbestos before contractors begin work.

  • Landfill Requirements: Vernon and Kelowna landfills will reject construction waste without a certified laboratory report.

  • Stop Work Orders: Avoid the massive fines and project delays that come with "Stop Work" orders from safety inspectors.

Don't guess. Test. Asbestos is commonly found in over 3,000 building products in the Okanagan, including:

  • Drywall Joint Compound: The #1 source of asbestos in BC.

  • Popcorn & Stipple Ceilings: Common in pre-1990 homes.

  • Floor Tiles & Vinyl Sheet Flooring: Including the "mastic" glue.

  • Attic Insulation: Specifically Vermiculite (Zonolite).

  • Duct Tape & Pipe Wrap: Found on older HVAC systems.

  • Exterior Stucco & Roofing: Essential for full-structure demolitions.

Survey FAQs

  • While possible, it is not recommended for legal compliance. A "Qualified Person" must perform the survey to satisfy WorkSafeBC requirements and ensure samples were collected without contaminating your home.

  • While the 1990 rule is the standard, many contractors and landfills still require a "Clean Report" for homes built up until 2011 to be 100% certain, as old stock was often used after the ban.

  • WorkSafeBC has strict minimums based on the square footage and type of material (e.g., a minimum of 3 samples is often required for drywall in a single room). We will tell you exactly what is needed during our visit.
